41-acre Globeville project anchored by World Trade Center Denver breaks ground

The massive groundbreaking of FoxPark, a World Trade Center Denver-anchored development in theGlobeville neighborhood, is celebrating its groundbreaking onTuesday.

Located at 4400 Fox St. on 41 acres inGlobeville, Fox Park plans to bringmore than 6 million square feet of residential and commercial space, as well as 14 acres of parks and open space.

The development team behind the project, Vita Fox North LP, is breakingground on the 41-acre site’s horizontal infrastructure for the site, including demolition, street construction, utilities, stormwater management, landscaping, parking garages, gardens and plazas.

Phase one also includes the construction of approximately 1,050 residential units that will include affordable housing, in addition to approximately 350,000 square feet of office space, a hotel, retail space and the World Trade Center Complex. Fox Park’s first phase is aiming for a 2024 completion date, according to a news release.

In the following phases of development, “we would expect more residential and an office innovation campus to attract one of the big nationwide companies, and retail and entertainment andeducation,” Vita principal and Fox Park project director Jose Carredano said.

The new development has not secured any new tenants for the now under-construction development, as Carredano said the developers have been focusing on finding the right development partners. In addition to the World Trade Center Denver, Vita Fox North LP is working with the Denver Urban Renewal Authority, Denver Botanic Gardens, Zocalo Community Development, Virgin Hotels, Trammell Crow Company, DM Development and Buckingham Companies.

The entire project's four phases will take between eight to 10 yearsto complete. Carredano declined to disclose the amount of investment Vita is spending to build the new development.

“We’re really excited and we’re really happy about how things have played out,” Carredano said. “We love the Globeville neighborhood and we love being a part of it, and that is demonstrated through our commitments to the community."

The architect for Fox Park is Tryba Architects and the general contractor for the horizontal construction is Saunders Construction.

Last year, the World Trade Center Denver announced its plans to anchor the Fox Park project in Globeville, changing its plans to join a Golub & Co. and Formativ project in the River North Art District.

According to previous Denver Business Journal reporting, part of the World Trade Center Denver plans on adaptively reusing The Denver Post’s old printing press on the site. The new 600,000-square-foot World Trade Center Denver Complex in Globeville will bring a cultural center, performing arts theater, educational space,a conference center, art galleries, entertainment, office space and a hotel.

Vita Fox North LP, made up of Indianapolis-based Pure Development and Mexico City-based Interland, paid $56.5 million for the Globeville property in 2019, with Pure Development later submitting plans for 2.2 million square feet of mixed-use space and14 acres of parks and open space.

This summer, the World Trade Center Denver’s previous office building complex at 1625 and 167 Broadway in the Central Business District sold in foreclosure after the buildings dropped in value by 45%. The World Trade Center Denver had been at the complex,which changed its name to the Denver Energy Center in 2015, for 27 years, according to previous Denver Business Journal reporting.
